‘Million Dollar Listing New York': Ryan Serhant Dishes On His New Girlfriend & His Frenemies
Even ladies’ men have to settle down at one point, right? On the new season of Million Dollar Listing New York, star Ryan Serhant does just that with new girlfriend Emilia. Well, kind of.
“I finally met someone who can put up with me so that was fun,” Ryan tells HollywoodLife.com EXCLUSIVELY. “One of the things that I am struggling with is maintaining a work [and] life balance. It is frustrating and upsetting to me that I can’t spend more time with Emilia and you will see us confront this challenge on the show.”
Despite last episode’s rave-themed apartment shows (how amazing was that?) it certainly sounds like Ryan has matured over the years! After all, he has always been focused on business. “I wake up everyday at 4:30AM and work until midnight so there isn’t much time left for a personal life. I am doing the best I can and learning life lessons along the way.”
But, there is time for getting cutthroat with his costar, Frederik Eklund.
“For me, it’s always been all business. I’m not looking to make friends,” says Ryan. “If [Frederik] wants to have a friend, he should go home and hang out with his dogs.” Ouch!

HollywoodLife.com: Frederik confronted you on the April 9 episode, leading to a huge fight because he felt hurt. Did that phase you at all?
Ryan: “We’re just trying to sell apartments and make money and go on with life. He hurt my business last year purposefully and that’s not anything I’ve ever done before. That’s just the kind of guy he is. The fact that he was so hurt was such crap. He’s not a genuine person.”
Business seems to be hurting for Frederik though. That must feel good that you’re doing better than him.
“I think he’s doing just okay.”
Is he your biggest competition? Or is Luis?
“Neither, really. We’re all kind of different. Luis is a younger broker. He kind of runs around by himself. We do more business than anyone else.”
How is your business this season, in comparison to past seasons?
“It’s great. This year, the apartments are bigger, the numbers are bigger, the deals are crazier and the stories are crazier, too. I don’t know how it happened, but this year, the apartments and the sellers that we follow, they’re all a total trip. My sellers always tend to try to kill me in some way, which can be amusing, but this year, they’re all nuts.”
How so? Do any particular sellers stand out to you?
“The episode this week is funny. [The seller] very emotional. I start selling an apartment for a mom who is very attached to the apartment. She says over and over again that this is where her babies made her first footsteps and I’m taking it away from her. I try to downplay it and I do what I always do — I try to make things funny. And sometimes, it doesn’t go over well.”
You have a huge shoe collection in your new NYC apartment. What are you more passionate about — shoes or real estate?
What is your style secret?
“I’ve always tried to dress like James Bond. Not go too crazy, but not be too understated. Just very classy and ready to kill at the closing table.”
This season, we also see your new office in Los Angeles. Do you have a new team on the West Coast that we’ll see?
“Slowly, yes. More of my team this year. A lot more so than the last two years. I have to give them a lot of credit because they’re able to put up with all of this. I wouldn’t be able to do what I do without my team. This year, a little bit in every episode, you get to see a different team member. We just opened an office in Los Angeles. That’s a fun episode. I go there and I’m a total fish out of the water.”
More people usually equates to more drama. Is that true for your new team?
“Yep. More money, more problems.”
Is the Frederik feud over or can we look forward to more fighting?
“This season has only been started. The blood and insanity hasn’t even come yet!”
